About Nor Hafizah

More than two decades of holding families steady.

I came into property in 2002, after leaving a training career while expecting my third child. It wasn't a quiet start.

In 2003, heavily pregnant, I conducted a viewing and closed the deal during the day, and delivered my son that same night. It taught me early what this work really asks of you, and I've carried that same commitment ever since.

Woodlands has been home for close to thirty years, and I grew up in the west from the 1980s, Jurong, Boon Lay, Choa Chu Kang, Bukit Batok. So when I talk about these estates, it's not from a brochure. It's from living here, raising a family here, and helping neighbours move through some of their biggest decisions.

My way of working is simple: patient, transparent, hands-on, and never pushy. I don't make decisions for you, I make sure you understand things clearly, then support whatever you decide. Every housing journey is different, even when friends and relatives insist theirs should be the template.

How much does it cost to work with you?

We talk through the fees openly at our first meeting, before you commit to anything. You'll know exactly what to expect, no hidden costs, and no awkward surprises later on.

Should I sell first, or buy first?

It depends on your finances and how much uncertainty you're comfortable with. I'll walk you through contra, selling first and buying first, and we'll choose the path that makes sure you're never caught without a home in between.

How do you decide the right asking price?

From real, recent transactions for your block and flat type, checked against SRX valuation, never a number chosen just to win your listing. An honest price attracts genuine buyers; an inflated one only sits on the market and wears you down.

My situation is complicated, a divorce, or a negative sale. Can you still help?

Yes. I've handled many sensitive and difficult cases, including CPF shortfalls, negative sales, working with the HDB officer and the Syariah Court, and helping a family secure their next home. I stay neutral, protect everyone's interest, and keep things moving with as little stress as possible.

How involved will you actually be?

Fully involved. I attend the viewings, prepare the documents, check CPF, grants, the ethnic quota and valuation, join the inspection, and turn up on completion day. You are never left to work it out alone.

Do you only cover Woodlands, Yishun and Sembawang?

Those are my home ground, but I also work across the wider north, and the west where I grew up, from Jurong and Boon Lay to Choa Chu Kang and Bukit Batok. If your move is within these areas, I can help.

What happens after completion?

I stay reachable. If a question comes up weeks or even months later, you're welcome to message me. For me, the relationship doesn't end when the keys change hands.
